Due Diligence

We buy properties from many sources; owners, commissions, county trustees, tax collectors, auctions etc.
Our properties were purchased after reviewing photos, assessor's parcel maps and visiting the areas and subdivisions that the parcels are located in - many will have pictures of the actual property taken by our researcher - we will include our perceptions and opinions to the best of our ability. Please understand that the only way for you to really know the property is to visit it before you buy and to view deeds, surveys and other related documents at the county courthouse.

Terms like "Lake View" and "Moderate Slope" have different meanings to everyone. The only way for you to really know what the slope or view is would be to visit the land during different seasons of the year and experience it for yourself. Most properties will be on improved roads and they too are subject to interpretation - "gravel road" could be a rough road that gets graded once a year or it could be smooth and well maintained. Utilities are another big consideration - most have electricity and phone, some have city water, a few have sewer. In most areas you can drill a well for water, and here in Missouri that cost is usually between 4 to 7 thousand dollars depending on depth (this includes everything you need). Septic systems are the primary concern - wells need to be at least 100 feet from the septic leach pipes and the ground must pass a soil test to qualify for a septic permit. So how can you build on a lot that is too small or rocky for a septic system? Composting or Incinerating toilets may be the solution - this idea might be new to the local sewer departments but they should not object because most systems have no discharge into the soil. The final consideration will be the "Gray Water" which drains from bathtubs, showers, washing machines and kitchen and bathroom sinks - you will just have to call the local sewer department to find out what they will or will not allow. By now you realize you should visit the land and do your own research to determine what will be acceptable to you; however, if you do purchase land from us and later have misgivings, call us and we can discuss a trade for a parcel better suited to your desires.
